Rolf Jensen and Associates (RJA) is pleased to announce that the Khartoum Embassy Compound was recently awarded top honors both in the category for Public Sector Projects over $50 Million and as the National DBIA award winner for Best Overall Design-Build Project for 2010.
Please see http://www.dbia.org/about/awards/national/2010winners.htm for further details.
The project consisted of a New Embassy Compound. The compound contains the New Office Building, New Office Annex, Marine Security Guard Quarters, Utility building, Compound Access Control buildings, Recreation Building, and Support Annex building. The various buildings’ design and construction are based upon the International Building Code (IBC), and the Department of State (DOS) Overseas Buildings Operations International Code Supplement (OBO-ICS) that amends the IBC per the special needs of DOS. Maintaining a secure US Mission is a hallmark of Embassy Compounds. Means of egress requirements often contradict security considerations and create unique design challenges for the team.
RJA provided various fire protection and life safety focused services. RJA prepared a Fire Protection Code Analysis of the buildings based on the architectural layout provided that included determination of the minimum building construction type, maximum building height and floor area, occupancy classifications, various fire protection requirements such as fire resistance rated construction, fire sprinkler and fire alarm system types and functionality, exit capacity, egress travel distances and other life safety information. The Code Analysis was updated for each design submittal.
RJA reviewed the life safety drawings that were prepared by the Client for items such as exit and egress requirements, such as travel distances, exit separation requirements, exit quantities, occupancy classification and occupant loads, and other life safety requirements. Fire resistance rated construction requirements were also provided on the drawings for various walls and floor/ceiling elements. The life safety drawings were developed and reviewed by RJA for each design submittal.
During the design process, RJA was responsible for responding to DOS comments regarding fire protection related life safety issues. RJA also provided general code consulting to the client throughout the design process and provided construction support to the design/build team throughout the duration of the construction effort.
